Our No-Nonsense Warranty

10-YEAR WORKMANSHIP WARRANTY on stucco · Phoenix, Arizona

We will repair adhesion failure, delamination, peeling, and blistering of painted surfaces resulting from our application. This is our promise, and we put it in writing on every job.

What Is Not Covered

  • Color fade.
  • Substrate cracks or failures (new or repaired) in drywall, stucco, or wood.
  • Water exposure.
  • Alterations to the home after completion that affect the coating.

Why the Exceptions, You Ask?

Great question! Our work is exceptional and of the highest quality. We take responsibility for things within our control, and we don't take responsibility for things that are not within our control. Here's exactly what that means, in plain language:

Fade: Pick a color with a high LRV (lighter colors) and your fade will be lower, since there is less "tint" to fade. Low-LRV colors (darker colors) will fade faster. We have no control over your color selection — but we can absolutely help you choose "fade-friendly" colors. We also use Dunn-Edwards EVERSHIELD®, which in extended manufacturer testing held color change to ΔE ≤ 2.0 across 2,000 hours of accelerated weathering. That's about as fade-resistant as an exterior coating gets. But no paint, anywhere, is immune to the Arizona sun.

Drywall Failure or Cracks: Drywall is notorious for cracking along tape lines — the joints between two drywall sheets. These cracks come from the house moving, not from the paint or how it was applied. We don't warranty against things that are out of our control, and house movement is one of them.

Stucco Failure or Cracks: Stucco is essentially concrete without rocks. It's rigid — really rigid. If the house has even slight movement (say, along a window), the stucco will crack. The premium paint we use will continue to cover most — but not all — cracks as that movement occurs. What we will not do is promise that a rigid material on a moving house will never crack. Nobody honest can promise that.

Wood Failure, Cracks, or Splits: Wood fails due to lack of maintenance, and a bell can't be unrung. Once wood degradation begins, it is likely to continue, no matter what paint product is applied over it. Here's our line: if the paint is peeling on the wood, we'll fix it. If the wood itself is splitting or otherwise failing, we won't — because that's the wood, not our work.

OSB Eaves: Some Phoenix homes — especially those built from the early 2000s on — have eaves made of OSB (oriented strand board), a panel pressed from wood strands and resin. Here's the honest version: OSB is not a coating-friendly material. The strands swell and shrink with every humidity swing, the cut edges wick moisture, and under Phoenix heat the panel expands and contracts faster than any paint film can follow. The paint doesn't fail — the substrate does, and it takes the coating with it. That's true of any paint and any painter. So we warrant our workmanship on OSB for two years rather than the standard term. It isn't a lesser standard of work; it's an honest line on where our work ends and the substrate's behavior begins. We identify OSB at your appointment and note it on your proposal, so you know before you sign.

Water: This is the big one. Water causes more damage to paint and substrates than everything above combined. A/C drain pipes that overflow and stain. Windows and sunscreens that oxidize and cause an issue known as "window weeping." Sprinklers that spray walls and retaining walls. Staining from water drainage devices like scuppers — to name just a few. These are not within our control, and they are not part of the warranty.

Changes to Your Home After We're Done: If the house changes after our job is complete — a new window cut in, a roof repair that disturbs the parapet, stucco patched by another trade, solar mounts, anything that alters the structure or its systems in a way that affects the coating — that's outside the warranty. We stand behind the surfaces we painted, as we left them. We can't stand behind what someone else's ladder, saw, or scaffold did to them afterward. If you're planning work on the house, call us first — we're happy to tell you what to watch out for so your paint job survives the project.

Why Do We Talk About Our Warranty Like This?

Simple. Full disclosure and transparency. Most companies hand you a warranty designed to look impressive and read the fine print to you only when you file a claim. We do the opposite. We tell you up front, in plain English, exactly what we stand behind and exactly what we don't — so you can make a fully informed decision for your project. We'd rather have that conversation now, at the kitchen table, than years from now on a callback.

Across 8,000+ Phoenix exteriors since 2006, we've learned that the homeowners who understand why a warranty is built the way it is are the happiest customers we have. An honest 10-year warranty you understand is worth more than a "lifetime" warranty written to never pay out.

If You Sell Your Home

Our workmanship warranty is transferable one time to the next owner of your home. If you sell, the buyer receives the time remaining on your original warranty — not a reset. All the new owner has to do is request the transfer from us in writing. There is no fee and no inspection. It is one more thing that makes the work we did an asset when you sell — a documented, still-active warranty most painters cannot offer at all.

How to Make a Warranty Claim

If you ever have a warranty concern, contact us directly. Here's what happens next, and these are commitments, not hopes:

  • You reach us on the same clock as every call we take — within 60 minutes in business hours, by 10:00 AM the next business day otherwise — and our plan of action follows in writing within one business day.
  • Shannon Hogan, our superintendent, will be on site within 3 business days to inspect and assess.
  • We keep your paint color and formula on file for up to 10 years, so any covered repair matches your home exactly.

We do not make homeowners chase us. That is part of the warranty too.
